Situated in the centre of Douglas, this development involved the design and construction of a modern light industrial complex comprising a number of highly energy-efficient commercial units. From the outset, the project was designed to minimise energy consumption and ongoing operating costs, creating flexible commercial space that would provide long-term value for future occupiers.
Each 1,000m² unit was designed with the option of incorporating a mezzanine floor, allowing businesses to adapt the internal layout to suit their operational needs. GRQ Consulting Ltd was involved throughout every stage of the project, providing a fully managed service from initial site design and layout through to planning approval, budget management, trade selection, project management, building control, fire regulation compliance and final sign-off.
Located on a constrained urban site shared with a number of busy neighbouring businesses, careful planning and coordination were essential to minimise disruption throughout the construction programme while maintaining safe access for surrounding operations.
Construction was delivered in collaboration with our partners EG Services who took care of site preparation, Groundworks and Drainage under very tight programme constraints.
The completed development provides a versatile and energy-efficient industrial complex, delivering modern commercial space that is both practical and cost-effective to operate. Successfully delivered from concept through to completion, the project further demonstrates GRQ’s ability to manage complex commercial developments and deliver high-quality outcomes for clients across the Isle of Man.

Groundworks
The initial phase involved extensive ground preparation and site levelling to create a stable base for the new unit. All drainage and foundation works were completed in accordance to specifications.
Steel Frame Erection
Following groundwork completion, the bespoke steel frame was installed promptly. This stage focused on ensuring precision alignment and structural integrity to support the unit’s wide-span design.
Cladding & Fittings
The final stage included the installation of insulated wall and roof cladding, access doors, and internal fit-out elements, delivering a finished facility ready for operational use.
