Our permitted development compliant double garage/workshop is the perfect solution for those looking to build a dry and secure, double garage/workshop in existing residential curtilage.

Under the current rules laid out in the Isle of Man Government planning policy document (Order 17, Class 17 relating to Private Garages and Car Ports), buildings of up to 6m x 6m with an eaves level no higher than 2.9m can be built without planning permission so long as the additional requirements laid down in the document are met.

With current planning approvals taking well in excess of 6 months to even be considered, our product can be delivered in 8 weeks and be ready to use in an additional 2 weeks. All our buildings come with basic Building Regulations calculations, as well as a comprehensive installation guide – Perfect for self-build as no heavy lifting equipment or specialist tools/skills are required. If you can assemble Meccano, you will have no problem building your own unit.

You have the option to configure your new unit with a single roller shutter door and personnel access door, or twin roller shutter doors and a personnel access door (to either the left or the right-hand gable) providing all the flexibility you could need. Using the same cold rolled galvanised steel profile for the frame construction and plastisol coated Kingspan to all outer cladded surfaces (with non drip condensation free coatings to internal roof panels) as used on our Industrial and Agricultural units guarantees a dry, secure and rust-free building even when situated in the harshest of environments that will give years of maintenance-free service.

As long as the other key factors laid out in the planning policy document are adhered to, no Planning Approval is necessary and the project can be completed under Permitted Development rules – only Building Regulations are required, and you’re done. Our buildings use high yield cold rolled galvanised steel for the main frame sections and galvanised laser cut brackets and fixings that are pre-drilled and bolt together using 16mm 8.8 grade nuts and bolts.

All frame components fully bolt together and are specifically designed and detailed for fast and efficient installation. We provide comprehensive and detailed assembly drawings and an instruction manual for erection. Our smaller buildings can be erected by just two people without the need for heavy lifting gear or specialist tools and are just like a big Meccano set!

Wherever possible our components are UK Sourced and UK Manufactured keeping the road miles and therefore the carbon footprint from our suppliers to our facility and on to customer site to an absolute minimum. A typical small/medium sized kit will fit on one 40ft trailer resulting in only one delivery to customer site!

We expect our buildings to last 50 – 60 years under normal use conditions and they can be dismantled and repurposed on an alternative site should that be required.

We offer a wide range of insulation options and our buildings can easily be designed to meet Part L of the latest Building Regulations significantly reducing the energy that is required to heat them and subsequently making them more energy efficient. This in turn delivers real cost savings and also allows our customers to make informed energy choices for their given application (Solar PV,  Heat Pump systems, Wind Turbines, Power wall etc)  should they be required.
